We finance the purchase of a new property plus give 100% of the rehab funds! In just 7-10 business days, we can close a loan on the purchase of a new property and then finance all of the rehab expenses.

Step by step

Loan Process

Step 1. APPLICATION

Borrower will be required to submit a formal application by filling our simple loan application form. We will quickly evaluate your loan request and send you a quote.

*Lock in Rate: If borrower agrees with the repayment quote sent, borrower will sign to lock in rate (negotiable).

Step 2. DOCUMENTATION


*Document: Borrower will send documents already listed above. Documents will be reviewed for loan approval.

*Sign Loan agreement contract: Borrower will be required to sign a loan agreement contract.

Step 3. DISBURSEMENT

*Loan origination cost: Borrower will be required to pay loan origination fee (one point) as compensation for processing a new loan. (Only applies to
first time borrowers).

*Funding: Loan funds will be wire as per borrower’s discretion.

Step 4. CLOSING

CLOSING: Typically 3-7 business days after submitting an application.



We will work to accommodate a quicker closing if necessary.

LOAN TERMS & CONDITIONS

* Loan Size: $500,000.00 – $50M + 

* Interest Rate: 4%. 

* Term: Short & Long-Term program tailored to fit different loan scenario (6 months – 15 years). 

* Repayment Type: Interest Only. 

* Loan-to-Value/Loan-to-Cost: Up to 70% of Stabilized Value 

* Origination/Exit Fee: 1-4% 

* Security: First Mortgage Lien or Deed of Trust. 

* Assignment of Payment Protection Insurance Policy / Loan Protection as Collateral. 

* Recourse: Recourse and Non-Recourse are available. 

* Collateral: Collateral and Non-Collateral. All Commercial RE Property Types, including Specialty Uses and Land. 

* Down Payment: Borrowers are subjected to make a down payment at closing (refundable). 




APPROVAL REQUIREMENTS

Loan approval is subject to verification of all information you provide and satisfaction of various conditions including, but not limited to the following: Scanned copy of any Government Issued Identification (front & back). 

Scanned copy of a recent utility bill carrying your residential address. 

Fully executed purchase agreement (if applicable) 

Property appraisal (If applicable) 

Past 24 months of residence with complete address Length of Time at each residence 

Name and address of landlord (if renting) 

Employment History (if applicable) 

Employer’s names and address for last 2 years Current Pay Stub 

Dates of Employment Two Years of W-2s (most recent).


If applying as an Entity, provide Articles of organization.
